STEP 01/
Buy Land/Determine Financing
If you don’t have a lot yet, we can connect you with capable real estate agents who are experts in the Catskills to help you with your search. We also have a range of financing providers who specialize in construction financing that we can recommend.
STEP 02/
Set Up Initial Meeting
Use our contact form or drop us a message on our socials to setup an initial 30 min consultation. We can answer all your questions about our process and give you concrete steps for moving forward.
STEP 03/
Let’s Start Designing!
Once you’re ready to start the process we require a $9,500 deposit to reserve your building slot and for your fully customized design. This deposit will be fully applied to your building cost and includes unlimited customization. Whether you start with one of our models or start from scratch, we will do whatever it takes to make your dream design come to reality, all while keeping things as close to your stated budget as possible.
STEP 04/
Design Development and Construction Estimate
After finalizing the design concept we move on to the material selection process. When this is complete, we can generate a construction budget. If the resulting number is too high, we can make whatever design changes are needed to fit your budget, all without any additional cost to you.
STEP 05/
Engineered Plans + 20% Construction Contract Deposit
After we’ve worked out all the details in the design and budgeting process you are ready to finalize your plans and sign your construction contract. Our detailed estimating ensures that we avoid unexpected costs but allows us flexibility if we do run into additional expenses especially during excavation and site work. We provide allowances based on real prices determined from the design work done in the previous steps, but if you make changes, it will impact the cost of the project. In this phase we require a 20% construction deposit minus the $9,500 already paid to move forward with the build. With the plans and permits in hand, you can finalize your financing.
STEP 06/
Time to Build!
Once the contracts are signed and financing is secured, it’s time to break ground. Ongoing payments will be made according to the schedule set out in the construction contract.
STEP 07/
Enjoy Your Home!
Typical build times are 9-16 months depending on the project’s complexity. We offer an industry standard 1 year warranty (in addition to any manufacturer’s warranty) on workmanship.
